Your Pioneer Valley Realtor: It's Real

You've hired a Pioneer Valley Realtor to help you navigate your property transaction who is experienced, personable and highly recommended.  But are you prepared for your role in the process?

In order to get the greatest value from your agent's assistance, you first need to identify your own expectations.  Then, you need to clearly communicate those expectations to your agent. 

The following four steps will help you get real with your Pioneer Valley Realtor.

1.  Money Matters:  Property transactions are major financial investments both for buyers and sellers.  If you're buying a home, tell your Realtor up front about the price range that works best for your budget.  That way, she'll know the homes in Western Mass. to target.  If you're looking to sell, make sure your agent knows both the goal price and the minimum amount you'll accept for your property.

2.  Dig into the Details:  If you're house hunting, describe the type of home you're looking for to your agent, including as much detail as possible such as the number of rooms, layout and yard size.  Make sure your agent knows all your preferences.  On the seller's side, make a list of the home's best features, particularly those that might be overlooked.   Also be up front with your agent about potential issues that may impact the sale.  You don't want to have your Realtor finding out about problems through the buyer's inspection.

3.  Talk about Timing:  Are you in a hurry to find a new house in the Pioneer Valley?  Do you need your sale to turn over by a certain deadline?  When it comes to timing, you and your Realtor should be on the same page.  This discussion will help your real estate agent understand how quickly he or she needs to act on your behalf.

4.  House Hunting:  As you begin to visit properties in the Valley, make sure your Realtor knows what kind of information to tell you about the home, neighborhood and surrounding community.  If you are selling your home, be specific with your agent about how and when to show your home.  You want the selling process to be as comfortable as possible, particularly if you're still living in the home.
