First-time Northampton Home: A Checklist
There is so much to consider when buying your first Northampton home. It's hard to know all the ins-and-outs of the process, since you've never done it before. Often, it's helpful for a first-time homebuyer to have a checklist of what to look for in order to avoid common pitfalls.
Before making your first real estate purchase in the Northampton area:
1. Research the surrounding neighborhood, schools and public offices. Make sure that you feel comfortable joining the community.
2. Request a survey of a potential property so you know exactly where the property lines run. You will want to have a good understanding of the boundaries before you commit to the sale.
3. Make sure the house is the right size and layout for you and your family. If you plan to live there for a while, you’ll want room to expand comfortably.
If the Northampton home passes the first three qualifications, dig further into the details of the property:
4. Check the foundation of the home for cracks or evidence of termites. These can be expensive problems to resolve.
5. Search the basement for a musty smell. This may indicate water leakage and mold.
6. See if there are leaks in the roof by examining the ceilings. Brown spots are good evidence of water damage.
7. Look for insulation in the attic. A well insulated home is less expensive to own in cold New England winters.
8. Check the energy ratings of the major appliances, including the furnace, water heater, refrigerator and oven. Greater efficiency results in lower energy bills.
If your review raises any concerns, make sure to request a full inspection by a licensed inspector as a condition of the purchase agreement. Your Northampton area real estate agent can direct you to a listing of professional inspectors.
Following this checklist will make you a more knowledgeable first-time homebuyer and should provide you with a better understanding of the new home you plan to purchase. Armed with knowledge, your first home purchase will be a great success!
